			<content:encoded><![CDATA[<p><strong>Joplin, Missouri – </strong>Farrell Construction, Inc. is pleased to announce that they have recently undertaken the construction of a new facility for Dr. Cynthia D. Croy, a family practice physician in Joplin. The facility will be located on the corner of 28<sup>th</sup> and Main, and will replace Dr. Croy’s previous structure, which was lost in the May 22 tornado.</p>
<p>The building will be 10,000 square feet, and house not only Dr. Croy’s offices in 2,500 square feet, but also offer one to three additional retail spaces, available in 2,500 square foot increments. Renters can have the space custom finished as they want/need it done, and Farrell Construction can assure an innovative approach throughout the project.</p>
<p>“This entire project is going to be finished out with some truly innovative materials,” Farrell Construction Vice President, Cory Farrell said. “This project is going to be creative, and we are excited to get started.”</p>
<p>The building, which should be complete by August, is the latest in Farrell Construction’s ongoing rebuilding efforts. Immediately following last year’s devastating storm, Farrell Construction was able to get Frank’s Lounge back in business in just five months, and are excited to help Dr. Croy get back to practicing in her own office again too.</p>

			<content:encoded><![CDATA[<p>When it comes to Farrell Construction’s latest project at Buffalo Run Casino, Vice President Cory Farrell sums it up by saying, “There aren’t many contractors smart enough or crazy enough to take on a project like this, but our team was ready.”</p>
<p>Ready to take on a large-scale construction project that involves the team at Farrell Construction putting a building over an existing structure, that is and will stay in use throughout the construction process. In fact, the Casino will remain open 24 hours a day, seven days a week, throughout the construction process. When Farrell Construction is done with the new metal building, natural elements (wind, rain, snow, etc.) will have no effect on the structure. The inside of the building, which is currently in use, is already a finished product, and there will be no tear down or interior finishing costs associated with the project at all.</p>
<p>While the interior is complete, the team at Farrell Construction is having a lot of fun with planning and implementing the exterior finishes. The project provides the opportunity to put in some innovative finishes, such as fiberglass logs, rock walls that require no mason and a custom painted metal exterior.</p>
<p>“Buildings have been built over buildings before, but as far as we know, not to this large of scale,” Farrell Construction Vice President, Cory Farrell said. “It is a great challenge, and I am proud of our entire team for helping us make this project happen.”</p>
<p>There are a number of ways Farrell Construction has had to be innovative on the Buffalo Run project. With no lifts in operation that currently reach the middle of the building, some of the specifics have been challenging. “We are overcoming obstacles and actually creating tools and new ways of doing the work that needs to be done as we go. We plan on finding other customers that face the same issues with temporary buildings that Buffalo Run has.”</p>

Farrell Construction was established in 1976, which was the year before I was born.  I started working on the jobsite when I was around five years old, following my dad around, picking up trash, and sometimes I was even able to pound up some siding! From as far back as I can remember, I have been part of Farrell Construction, and the company has been part of me.</p>
<p>Now in management, the thrill that I experienced when I was a little boy is still there.  Only today, I am doing a little more than following my dad and hammering siding. Today, I get the thrill in seeing a project come together.  Delivering in reality the dreams a customer has just recently put on paper is great.  I see the hope and excitement in their eyes from the very first meeting and sometimes the tears of joy when it is completed. It’s not only the projects, but also the people behind the projects that make this business great.</p>
<p>I can&#8217;t imagine being a crooked contractor, because there is no way I would be able to sit across from those customers, and deal with the emotions behind a project, with the intention of taking their money and disappearing. But there are people doing it every single day. Thankfully, that’s not how we do business, we honestly enjoy helping customers and our word is gold.  We bend over backwards to help our customers get what they want, and get just as much satisfaction out of the end result as they do.</p>
<p>Farrell Construction has been in the Commercial Pre-Engineered Steel Building industry for 22 years now.  I was working weekends and summers at the time, but remember the first building we put up.  It was a lot of fun, and still is.</p>
<p>When I’m not working, the thing I enjoy most is spending time with my family. I have four beautiful, and fun, children and an awesome, and beautiful wife.  We play in the yard, plant, play softball and they are always with us.  Our philosophy is: &#8220;If the kids can&#8217;t go, we don&#8217;t need to be doing it anyway.&#8221;   I love to hunt and my kids are now starting to get old enough, I am taking them with me and teaching them how to hunt as well.  Even my daughter loves going with me and seeing the wildlife.</p>
<p>Ultimately, my work life and my home life are both fulfilling, and they work in tandem. The integrity and joy that I have in my personal life feeds my professional life, and the satisfaction from a job well done takes me home each night. So at the end of the day, I’m lucky, and grateful.</p>

A lot of local construction companies are hard at work, and a lot of distance companies are coming into the area to pick up the slack. Without knowing the track record of a particular company, or having a strong referral source, the process of choosing a commercial contractor can be daunting.</p>
<p>That’s why here at Farrell Construction, we wanted to share some tips on how you can check out potential contractors, and choose the right one for your project.</p>
<p>First of all, it is important to get at least three bids on your project.  Be sure to have all three contractors bid the exact same project so you can compare their prices fairly. All contractors understand they may re-bid a project several times after being awarded the job. If they don&#8217;t, then they may be too impatient or too desperate for the job.  In either case, YOU DON&#8217;T WANT THIS CONTRACTOR. Chances are, they won&#8217;t pay attention to the details of your project, or even worse, may take off with your money.</p>
<p>When the bids are received, look for the contractors who have around the same numbers. Any number that is extremely lower or extremely higher, get rid of. Too low, the contractor may be doing what we call &#8220;Low Balling&#8221; giving a low price and then adding more money to the bid as the project continues; or the contractor may be cutting too many corners, or may not be qualified for the project. Make sure the scope of work is spelled out in the proposal and contract, including &#8220;exclusions.&#8221; Just because part of your project has been &#8220;excluded&#8221; just means a little more work for you in searching for a subcontractor to fill the void, or the contractor may not have received a bid back from a subcontractor at the due date of the bid.</p>
<p>Triple-check any qualifying contractors. Ask for a LOT of references, as well as examples of previous work, and then take the time to thoroughly verify both. If the contractor is great, their customers will be eager to brag about them. If they are horrible, their customers will be eager to steer you away from hiring them, at all costs!! Don&#8217;t be afraid to ask multiple questions of previous clients, because chances are they did the same thing when they were hiring a contractor themselves.</p>
<p>Try to pick a local, well-established contractor for your project. This is a more personal preference on our part, but is very important. Just because a contractor isn&#8217;t local, doesn&#8217;t mean they aren&#8217;t legitimate, but it’s important to remember that they have somewhere else to live and don&#8217;t have to drive by your project after returning home. The out of town contractor also does not have the local connections that a contractor who lives and works in this area year after year has acquired. And local connections are important, especially for a business owner.</p>
<p>Choosing a new company doesn&#8217;t mean that you are hiring someone who isn’t qualified or can’t give you great quality (we all had to start somewhere, and without projects, none of us would ever be &#8220;experienced&#8221;). However, it’s important to keep in mind that it can be very frustrating to be the victim of the new contractor&#8217;s &#8220;learning experiences&#8221; or mistakes. We all make mistakes, but the question is do you have time to allow them on your next building project? At the end of the day, mistakes happen, but it’s how we admit and deal with them makes that makes the difference. An experienced company should have the track record and the experience needed to avoid any “learning experiences” on your building project.</p>

The project is slated for completion mid-October and re-opening on Saturday, October 22, five months to the day after the original building was destroyed by the May 22 tornado that ravaged the city.</p>
<p>Farrell Construction Vice President, Cory Farrell points out that not only is the new building larger than the previous structure, but boasts many new amenities as well. “Our team and the assembled sub-contractors have enjoyed working at Frank&#8217;s Lounge. With Judy&#8217;s help we rebuilt Frank&#8217;s back the way it was, so her &#8220;friends&#8221; felt at home, but also put some new, exciting features in the bar. I am glad the project is wrapping up, but our friendship with Frank&#8217;s Lounge and Judy is just beginning.  I will visit often and maybe even get in some karaoke from time to time.”</p>
<p>The new facility is much bigger and will feature hardwood floors for dancing, a brand new bar, and all new, updated facilities. Frank’s Lounge owner Judy Petty sees the Lounge as not only her business for the past 40 years, but her life. It is at Frank’s that she sees her friends, many of whom she considers part of the family.</p>
<p>“I’ve been here for 40 years and a tornado was not going to put me out. That’s not just my business, it’s a meeting place where my friends are,” Petty said. “I’m 70 years old, I’m not going to sit home and deteriorate, my customers are my family, my friends, and I’m going to be there for them.”</p>
<p>Acting on a recommendation of a friend, Petty reached out to Farrell Construction after the tornado, and hasn’t regretted her decision once. “They are a Godsend, they have just been wonderful people to deal with. We are re-opening five months to the day after the tornado hit, and that is QUITE an accomplishment. I know that without Farrell Construction, there’s no way that could have happened.”</p>
<p>“They have gone so far above and beyond just building,” Petty added. “Cory (Farrell) has helped me set up the karaoke, helped set up and learn to use the computer, and is giving me fantastic ideas.”</p>
<p>The project has been a great process for Farrell Construction as well, and Dennis Farrell, President of Farrell Construction has enjoyed the project. “It has been a very good rebuild for us. Judy Petty is an absolute sweet lady, nice to work with, and knows what she wants. We are able to give it to her, and in a quicker timeframe than what she was anticipating.”</p>

They have such a good crew and are getting the work done,” Petty said. “We have customers and friends stopping by all the time to see how they are coming along, and they are coming along just fine. I’m pleased with the whole deal, they are a great company.”</p>

			<content:encoded><![CDATA[<p>Farrell Construction, Inc. is pleased to announce they recently began a large multi-faceted project for USA Tank Storage Systems in Anderson, Missouri. The project, where Farrell is working as the general contractor, consists of 14,000 square foot of production space and a 15,000 square foot multi-level office building. USA Tank Storage Systems, currently headquartered in Seneca, will move their corporate office to Anderson once the new office building is complete.</p>
